Why you should commit soon...If you are interested in buying an apartment at this stage of the project (after all the initial paperwork is cleared), please contact us at adv_niivanov@abv.bg or by phone at +359 554 43073 (from North America 011 359 554 43073) . Why should you buy now? Prices in the area (which means the entire Black Sea coast) are escalating! At this point, we can quote you a price based on current conditions, and you can lock that price in by making a down payment. If you wait until next spring (2008) or later, the prices will most likely have increased by 15% to 35% or even more, and the apartment you like may already have been sold! If you are concerned about making the committment at such an early stage, written into your contract you will have the possibility to sell the apartment back to the company at the price you paid for it, less minor costs (bank transfer fees, legal fees, travel reimbursement if you choose this option, etc.). See legal notices on the home page.
Who can buy an apartment in Bulgaria?Present Bulgarian law does not allow non-Bulgarians to own land directly in Bulgaria (this will change with time, starting with European Union citizens). However, apartments are not considered "land" in this context, so anyone over 18 can buy an apartment, regardless of nationality. See legal notices on the home page. Present status - end of July 2007ALL the necessary paperwork has been accomplished and the construction started last winter. The winter was not hard and construction made good progress. The photographs below will give you an idea of the progress to date. Remember that there is a construction-stop regulation for all construction in Nessebar (and most other Black Sea coast communities) from 1 June to 15 September each year. This is why there is no work going on in the pictures.
Present status - end of February 2007This is the present status of the project. These pictures were taken on 21-22 February, 2007, in the middle of the winter: no tourists, lots of construction people! This will give you an idea of the current status and a base point for the progress of the project. As visible work starts (there is a lot of paper work that has to be cleared first!), we will post new pictures and information for you. Note: there is a complete construction-stop from June 1 through September 15 in most of the Black Sea resort areas, including Nessebar. This means that heavy construction work on the compex will stop for these months, but it also means that there will be NO HEAVY CONSTRUCTION TRAFFIC during the summer seasons in the future! These are views of the construction site. Nothing glamourous here except for the ladies who accompanied the photographer, but there are a few important items that we will point out below.
This is a view from across the main road. It shows the extent of the project with some other projects in the background.
This is a panorama view of the site from the back (taken from about where the blue car is on the photo above).
These pictures show the access routes to the beaches via the access road to the stone pier (left) and the access road to the beach (right). Again, please bear in mind that this is the middle of the construction season, and also that the access routes are not finished works. The beaches are 3-5 minutes walking time from your apartment. This is a winter view of the stone pier. Below are views of the beaches from about the same location as this photo. The 21 February photographs were taken late in the afternoon (after 5:00 pm), and the 22 February photographs were taken at about noon on a cloudy day. So that you can appreciate the waters of the Black Sea, here is a photo from summer 2004 in a natural area (includes seaweed, small animals and fish, etc.). The water is clear! As a friend noted when he was standing in the surf up to his chin, he could see his feet, he could see his toes, and he could even see that he needed to cut his toenails! Note that the water in this picture is about 1,5 m (5 feet) deep. The natural white sand sea bottom is easy to see! People are not the only creatures that like Bulgaria! Here is a pair of storks nesting on a power pole somewhat away from the coast. See Nessebar for more information and pictures of the area!
